Is there a way of predicting the life spans of my homes main operating systems?
There is no accurate method to determine exactly how long a particular system is or how long it is going to last. However, below are some tips to help determine the age of some of the features in a home.

Although there is no sure way of determining the age of and predicting the life span of your homes main operating systems, there are several signs to look for which will help you in factoring the life expectancies of your homes appliances and central systems.

Dishwashers

  • The most evident sign of an aging dishwasher is worn vinyl on the wire racks.  The beginning of vinyl wear is characteristic of an 8 year old dishwasher.
  • If there is profuse vinyl deterioration, that would imply your dishwasher is close to 15 years old and near the end of its functioning capabilities.

Windows

  • Non self-storing windows with flat frames were prevalent in the 40's and 50's.
  • Self-storing windows with mill finishes were prevalent in the 50's and 60's.
  • Self-storing windows with a white finish and a stabilizing mullion center were prevalent in the 80's.

Electrical Cables

  • The electrical cables referred to here are the outdoor service cables running from the public utility source to your homes roof.
  • On the north and south sides of your home, these cables stay in good shape for 27 to 36 years, with the north end cables tending to last a few years longer.
  • Electrical service cables on the east and west sides of your home last close to 30 years

Asphalt Roofs 

  • If the roof is dark colored, facing the South, and has a low slope, its life expectancy will be much shorter than a roof which is light colored, is facing the North, and has a high slope.
  • In northern regions, a north facing roof will last 20-25 years, whereas a south facing roof will last 17-20 years.
  • In southern regions, a north facing roof will last 15-18 years, whereas a south facing roof will last 12-15 years.
  • You can check to see if your shingles are still adequate by looking for missing granules.
  • The presence of granules on the shingle joints means the roof is still adequate.
  • If the shingles are beginning to curl, the roof will need to be replaced soon.

Durable and Decorative Stucco

  • Stucco which has been properly painted will by far give the longest life expectancy: 200 years and beyond.
  • Unpainted stucco generally has a life expectancy of around 60 years. 
  • Signs of aging usually begin around 25 years, in which the sand composition of the stucco begins to unbind, leading to the eventual crumbling associated with 60 year old stucco.
